Two decades ago, I started out working for another paving company, where I quickly discovered how much I enjoyed meeting new people and helping them protect and beautify their property. How often do I need to clean my driveway after sealcoating?

As a rule, it is good to clean your asphalt at least once each month. If you have a business with a busy parking lot, you may want to at least sweep the lot each week. Cars bring gravel and other debris into your lot. If gravel is not cleaned away, it can cause damage over time. Clean any chemical such as fuel, oils, brake fluid that is corrosive off your driveway, as this can lead to deterioration of the asphalt.

What will happen if I don’t seal my driveway?

Not sealing your driveway leads to bitumen loss which leads to water penetrating down to the base causing it to fail which in turn causes potholes and cracks. Once the cracking and pothole cycle begins it's very difficult or impossible to stop

How long do you have to stay off asphalt driveway after sealing?

24 to 48 hours

But if you want to drive on it, then you have to wait a minimum of 12 hours for it to dry and cure. If it's overcast or if rain is in the forecast, then the drying and curing process will definitely take much longer. For optimum results, we recommend that you use your driveway 24 to 48 hours after sealcoat was applied.

Should I seal my driveway every year?

If you have a brand new asphalt driveway, apply sealer between 30 days and six months after the first installation of the asphalt. Then, you can expect to reapply every one to three years. If you live in an area with colder temperatures or frequent rain, you may need to reapply annually.

Should I fill crack before seal coating?

Sealcoating asphalt is a key aspect of extending the lifespan of your driveway. However, it's important to schedule crack-filling services first before you sealcoat your pavement. Sealer is not a crack filler. Make sure your getting a quality crack filler. Sealer is just a top coat. If it is used to fill large cracks it will fail fast. Fill the cracks in your pavement will prevent them from getting worse

What is the best time of year to seal an asphalt driveway?

The best time of year to seal a driveway is spring through fall, or whenever temperatures are above 50 degrees Fahrenheit. The warm environment helps the sealant bond with your driveway. Be sure to check the weather app on your phone—any rain within the first 24 hours post-sealing could wash away your efforts.

Why is asphalt maintenance important?

Asphalt is a durable material, but it is not indestructible. Without regular maintenance, the sun, rain, and freeze-thaw cycles can cause the surface to deteriorate over time. Regular maintenance helps to keep the surface smooth and even, which can help to extend its lifespan

Can I seal my driveway my self?

You can save around $1.15 per square foot on labor costs if you seal your driveway yourself. For a 500-foot driveway, that's a savings of $575. The best way to apply sealer is to spray it on. This will put a thicker coating on your driveway and allow the installer to apply thicker applications where needed. Most people do not have access to the appropriate equipment to spray the sealer. Just remember, if your DIY goes wrong, you'll need to hire a professional asphalt sealer to fix any sealing mishaps, so it could end up costing you more

Does sealing a driveway make it smoother?

Yes, depending on how ruff the surface is. Seal coating allows for a smoother, crack-free driveway, and because smoother pavements extend pavement life by as much as 10% to 25%, you won't have to worry about replacement or repairs for a much longer period of time. Please note if driveway has been neglected it could take several coats to make it smooth like new again.
